Water not include. There rates for rent are nuts. Plus alot of the trailes that are older have mold and black mold

It's a bad place to live. We moved in when Robin was the community manager, now it's Kristi. It's an impersonal, drug fueled park. It never used to be this way but it has changed. They let anyone in and it's obnoxiously loud all the time. For some reason the water always goes out, or you'll get a boil advisory text hours after the fact. Just stay away. Robin had such a nice community but it has disappeared.

Constant water outages (literally days at a time), rent increases, and nothing you report gets fixed. Just stay away from this drug riddled dump.

When you report a problem with a rental, almost nothing gets fixed. Certain neighbors blare loud music all night, another neighbors dog won't stop barking all night. People drive by other peoples houses real slow to spy on others. Rent continuously gets raised for no reason, Landlord takes anger out on tennants she isn't friends with. The kiddie slide at the park had razor blades taped to it and one kid got cut by one. Also a minor informed me that she was talking about her sex life with him.

Nice n quiet
