Rules can be somewhat strict while management is chill so there's a balance, but there are crickets in the first floor (which explains the smell) and roaches on the floors above. Hot water doesn't last or can be nonexistent at times. You will always have to share your bedroom with a roommate, so be sure that you like them.

Lived here for a year, it's not really quiet and sometimes there's a smell, maintenance response in like a day tho. Parking sucked but it's not that bad like the people on here complaining. Bugs are pretty frequent so yeah, and exterminators come in a lot, the ra's are chill, my guy pj was lit.

Welcome to UTA where when you live at Timberbrook, and they tow your car even though you are allowed to park there. They will tow your car and park it somewhere else and not tell you. Welcome to Timberbrook where you can't have enough sleep because there's always construction that starts at 6am in the morning. Welcome to Timberbrook where it smells like curry all the time. Welcome to Timberbrook where there's no parking, even though you pay for it. Welcome to Timberbrook where you don't have an RA because they leave, because they can't take care of the underage drinking and drug problems. Hope you enjoy your stay at shitland.

I have lived here for a month now and I've been pleasantly surprised. The apartment is spacious and have newly renovated floors. The area is nicely kept up with green grass and a tennis court. There's construction, but there's construction all over texas so I'm used to it, but it could be annoying to others. The one complaint i do have is PARKING, there's never parking available the vast majority of the time, so sometimes I have to park at Meadow Run and walk home. But overall this is one of the largest and afforable apartments at UTA and in the area.
