Have had the pleasure of connecting over the last year with the wonderful staff at 77 12th. From the concierges who are the nucleus of day-to-day operations and with ease provide necessary info and direction to residents as needed, to the extremely knowledgeable management who provide a welcome environment to current and prospective residents alike, I truly cant sing their praises any more highly. A special shout out to Robert of the management crew who very much makes sure that all who are in touch with him feel welcome

This apartment is simply amazing. The staff makes sure all of your issues are resolved timely and they truly take care of you. I have been living here for about 2 years and compared to all the apartments I lived in you can see that the staff cares about making your experience great. They know residents by name and all the residents I interact with are really pleasant people. The amenities are always clean and well taken care of. For the size of the apartment, there is plenty of space in the common areas and you never feel like they just put things to check boxes. Everything is very well maintained and I have not noticed a single thing broken. As for the apartments, glass walls make sure you get a lot of natural light. The floors are real wood and not linoleum like most “luxury” apartments. Insulation is really good and you can’t hear a thing from your neighbors. We upgraded from a one bedroom to a two bedroom and found both units to be amazing. You can tell they are really selective about who they hire. Leasing office, concierge, and the technicians are all just simply amazing people. We had an emergency maintenance issue on Sunday and staff showed up in less than 5 minutes of us calling and immediately resolved the issue. If you decide to live here, you shouldn’t have any doubts that you will be taken care of and not seen as a customer making them money. This place is just amazing!!!

I have only been living at 77 12th for only two months, but it is by far the best place to live. My apartment is fantastic with beautiful views, the staff is always so lovely and friendly, and the location is to die for. I love being able to walk downstairs and grabbing a bit to eat or check out a bar in the area.

DO NOT APPLY. Despite the policy that administration costs are refunded if you cancel within 72-hours, 4-weeks later, I have yet to receive my refund. I fully understand now why 5 plus years later, this property has to desperately offer Month’s free hoping to secure applicants. The communication from staff members is the EPITOME of poor service as is their efforts toward their guarantee of satisfaction. I initiated communication to employees of this property from 11/24-12/09, I consistently received a one-line response- “A refund is being processed”. I have yet to receive a proper response from the property or assistant manager following up with me to confirm if my issue was resolved. With all of the talented people in Atlanta, I’m nebulous as to why these people are selected to work here. The buildings dated and poorly maintained interiors, subpar customer service, and inadequate operations clearly support the claims from their residents, and applicants that this asset is managed by SLUMLORDS. There is no excuse to fail to complete a refund in a timely manner. All interested parties should frown upon the fact that this management team is guilty of placing their selected morality where it serves. The same expectations that this company has related to on-time rental payments should be applied to refund efforts as well. During a global pandemic where many Americans are forced to follow more strict budgets, members of this company display no concern nor respect for their community or it’s members. Change of management and leadership at an executive level may increase positive cash flow so that refunds can be issued in a timely manner; and the property can offer the ideal services that many of their tenants so desire. It’s evident that people working here do not possess the acumen to successfully manage a property, nor do their “leaders” hold them accountable.

I took a guided tour of the property yesterday with Quenesha Brown and was taken away! The property and the aura of my visit were amazing. From the moment I walked in I was greeted by concierge and he was able to instruct me on my next moves as he let her know I had arrived. She came out almost immediately and had a wonderfully friendly demeanor. She toured me through all the major points of the building and my prospected unit as we got to know each other a little better. It felt more like a walkthrough with a friend that was a resident then a tour which was great! Once we got back to her office she answered all of my million questions, with no hesitations and a smile on her face. I loved her and I loved the property, I hope to be applying and moving in here soon. Thank you for a great first impression 77 12th!
