We've been renting a house through ACRC for about a year (it's Feb 2021, for reference), and looking back at our comprehensive experience, I would NOT use this company if given any other choice. Although they tell you the property management system is in place to be a spokesperson for the renter to the owner, and for the owner to the renter, I'm hard pressed to a remember a time ACRC helped us get anything taken care of. The first flag was back in our first month of renting. Some of the items we put on our \fix before we move in list\ have still not been touched, 10 months later. Our homeowner likes to do maintenance himself, which isn't typical for ACRC, but is usually fine. He's always been kind. But this month, we started noticing bugs in our hallway. Turned out to be termites. The homeowner is out of town, so it's been seven days with no action at all on our infestation. (I'm talking bugs-in-the-toilet, bugs in the sink, I'm wearing shoes in the house so their shedded wings don't stick to my bare feet.) Not once did ACRC reach out to see if we've been helped. When we called today, to ask for prorated rent on the days we haven't been helped -- or to get someone out to exterminate them immediately -- the representative said she'd take us to court for not paying the full month. (We're talking about a matter of about 400 off one 1,800 bill, which for months, we have always payed in-full and on time.) She also said she'd give the homeowner another week (that's two full weeks of being infested) before they did anything to step in. This isn't really about the termites, even though that was the last straw. ACRC earned my one-star review because when given the opportunity to be honorable and help its customers, they'd rather avoid and/or threaten them with court. Take my advice. Rent elsewhere.

Atlantic Coast Realty Management did an amazing job for my client. They are on top of maintaining their properties. They have this system called Maintenance Call Center that records every detail on work orders. The owner has access to a historic portal of maintenance records on their property. My owner had a repair completed over a year ago that failed and Atlantic Coast had the entire record archived. They pay their owners expediently through direct deposit, and they upload and send the owner monthly statements and an annual recap along with their 1099. They even called my client 2 months before lease renewal with new rental comparables in consideration of a possible rent increase at lease renewal. Great Team, Great Attitude! David W

Do yourself a favor and avoid this company. Save yourself a major headache. They are the most unprofessional group of people and treat their tenants poorly.
