I have recently had my first experience with AW Manage, and was completely satisfied and quite impressed. I have a number of rental properties in different states and rely on several different management companies active in those locales. I only have a single property in the Bethesda MD area, and it had been under a five year lease when it was vacated and I needed to find a rental manager to get it ready and rented. I am based in Florida so finding a reliable full-service manager in Maryland was essential. I searched and narrowed my list and interviewed Josh at AW Manage, and was impressed. I hired AW Manage and I became more impressed with every step. The property was made ready in terms of systems, compliance, and appearance, and high quality renters were found and placed on schedule. Since then communications, reporting and accounting have all been excellent. Based on my experience thus far, I have no reservations about recommending AW Manage.

AW rented the house next door to me and filled it with college-aged roommates (we live 20 minutes away from the nearest college): initially, there were supposed to be two renters, quickly two more people moved in and finally all of their significant others. Eight people ended up living in a three bedroom house. Every single weekend, without fail, they had a party and with that came all of the problems inherent with a party house on the street- no parking, lots of traffic, debris, noise etc. The second time AW Manage rented the house they did much better with the quality of tenant and I was relieved. Until last week when my next door neighbors and their four children were evicted during a global pandemic by AW Manage. This company's only priority is money, not people and unfortunately everyone else pays the consequences while they make a profit. Tangentially, throughout the three years they've been managing the property it has been landscaped once, everything is overgrown and overflowing onto our property and our other neighbor's property.

Josh of AW Manage provided us outstanding rental property management service. He was always very professional and friendly and made the rental business really low effort for us. He was also very responsive to us and our tenants and did a fantastic job coordinating with our real estate agent when it was time to sell our property. In addition, he educated us about the rental business and provided us helpful recommendations when decisions needed to be made. We highly recommend him and his company! Michael
