Fantastic location at a great price. Matt and Ashley have been absolutely wonderful every step of the way; very professional and personable. I am currently in the process of moving out of 805 Press Ave only because I am getting married in a few months. I highly recommend you take a long look at their properties.

My son lived at 178 Leader while a student at UK. I could not have been happier with the management. Communication before, during and after his lease was always prompt and helpful. The apartment was well cared for and exactly as expected. The location was perfect for him to attend classes. The building was quiet and not a party spot. Highly recommend and if we would absolutely rent from them again. Upon moving out, they were very fair and thE security deposit was returned as appropriate.

I lived at 165 Virginia for 1 year and from the beginning of this lease with Bluegrass Rental Properties, it was horrible. Upon move-in i moved into an unpainted, almost disgusting apartment, to only be met with \If you wanted us to repaint the apartment you would have to pay 250\. From there I knew that this would be a long year. It was one thing after another as MY OWN CAR was towed from the parking lot twice within the first 3 months of living there. Things went ok for a short time, and then allegations of Marijuana being smoked at my apartment were made by the management and maintenance, and after I tried desperately to dispel those rumors, they continued to say that the smoking had moved INSIDE the apartment where it was now affecting other tenants (none of whom had said anything to me personally) I am in the Army and do not use any drugs at all, which I told management. Once that situation began, the management and landlord began to ignore me, I wrote numerous emails and requested a meeting with the landlord and I got no response and never had a meeting. After my emails, these incidents were never mentioned again, until I moved out. I did a virtual walk-through (due to COVID) and was given the Ok about my apartment, to then later learn that I would not be getting my deposit back due to a \Smell\ they couldn't get rid of, and various other damages that were documented by me at move in. The management of this property as well as the Landlord are insensitive and incompetent and will not take you seriously even when lawful action is being mentioned. Save your money and rent somewhere else, there are much better quality living quarters close to campus in Lexington that will value you more.
