To clarify, most of what we asked Charlene Moss for was a list of what services they provide and their rates for those services. We were told that we needed to be property owners before they would tell us what services their management company provided or what their rates were. We were unable to hire them because we did not feel comfortable waiting until we closed to hire a management company and we could not hire a management company that would not tell us what they did. In our discussions with them, they were rude to us. Instead of being professional and cordial, they refused to provide any information -- even information that is not confidential, such as what services their company provides.

WARNING WARNING DO NOT RENT, BUY, or SELL WITH THIS COMPANY !!! Even before moving in with my past experience and the reviews I knew that using Charlene Moss was a HUGE mistake. Moving into the house we could quickly tell that no cleaning or repairs were made from the last tenants. The only reason whey we moved in, was we were in a pinch and had to move quickly being I have three kids and cant be on the street. Before moving our furniture in we video taped the condition of the home(still didn't matter). After living in the home for 3 years and making repairs ourselves out of our own pocket we were asked to leave ( evicted ) when in the entire time we missed no payments and kept the house in even better condition than when we first moved in. We were given 2 months to leave after inquiring to purchase the home when Charlene gave us no communication or options to buy. We thoroughly cleaned the home and were out 2 weeks earlier than what was expected. At our walk through the Agent expressed only minor things that were missed. After receiving less than a fourth of our deposit back we went through the charges. Now I'm no cleaning service or repair service but I do know that installing 2 light bulbs after leaving 4 extras doesn't cost 125.00. I also know that 2 wood knobs on a closet door does not cost 45.00. And more so getting charged 200.00 to clean a wood stove that was NEVER used or a window latch that was broken before occupancy could cost 100.00. So fare warning to anyone that might rent from Charlene Moss just know you are getting yourselves in bed with a corrupt and un honest business that is only in business for there own pockets and not their property owners or their renters. I would stand very clear from this company which I should have done. When I knew who the property manager was of the rental I was looking at !!!
I just sold a 4-Plex that Charlene Moss and her team managed for over 2 years for us. Rheannon and Jane were always pleasant, professional, and responded promptly to our calls or texts. They did an excellent job communicating with me and from my perspective were very responsive to the tenant’s requests. Any repairs were scheduled timely, and they always followed up with us to make sure we were aware of any repair requests or complaints. Annual inspections were through and timely. They followed the letter of the law when dealing with delinquent rents and always provided sound guidance and advice. I was extremely happy with their service and would most definitely use them again!!
When buying a fourplex that is currently under their management, we asked them to continue managing it for us. However, they wouldn't tell us their rates, procedures, or any information about how they operate their business. We found another property management company. That company asked for basic information from Charlene Moss and CM absolutely refused to cooperate. We found them to be rude and unprofessional during multiple interactions with us.
Overall a Great Experience. I had Charlene and her team managing my property for almost 7 years before I decided to sell. They did a great job managing my property and communicating with me about what was going on with my property. If I had questions I just called them and they were helpful. Then I decided to sell and since they did a good job at managing I gave them first crack at selling it. They made things really easy and again communication was great! Charlene and Rheannon were an excellent team to work with.
