Lived here for 2 years. The value was good. The rent contained cable/gas, you only need to pay for a minor electricity bill. Cannot expect too much like luxury amenities, up-to-date gym. Overall, it is OK to live here. Location was great. Parking Lot was nice. Maintenance guys and office workers were helpful and friendly, neighbors seldom made noise, most of them being USC graduate students. But some issues happen during my stay that I need to mention: The bugs. During my staying for 24 months at least 10 months we suffered from the flies issue, when the worst time, there are tons of flies appearing near the kitchen you have to find a way to stick them. Also, I often got annoyed by the garbage car working during early morning near 6 - 8 am. The package room was a little inconvenience, sometimes closed without obvious notice. Still recommend to those who do not care about quality and trying to find affordable but well located apartments.
You can't ask too much for affordable housing like this. The maintenance guy is very helpful. They have a small gym which have a couple of outdated equipments. I would stay here for it's convenience.
pros: 1. Relatively safer than the neighbors since it is a gated community. 2. Reasonable price especially when you take already-included gas and internet into consideration. The parking used to be included but not any more. 3. Close to USC. cons: 1. Package room not opening timely as promised. 2. Gym’s facilities are limited, and it also not opened timely as promised. 3. Especially difficult to dispose mid to large size garbages such as boxes. 4. It can be noisy and smelly from time to time since the musical instrument policy and weed/smoking policy is not strictly enforced. Verdict: This is a decent place to live in. Since it is always popular due to it’s proximity to USC, the management does not care about their service and pay less attention to details. They determine the opening and closing time of package room and gym at will, not following the promised times, causing lots of trouble to residents. If you want to find a place to live near USC, it is a no-brainer. But it is sure there are many other good options nearby if you are willing to do your homework.
