My girlfriend and I recently applied to a home in the East Dallas area. Per the terms of the Specialized rental application, you must let your current landlord know prior to application so that they can call them and ask for history. We did this, inspected the home for damages, then waited to hear back from the landlord on the damages we requested. Five days after submitting our maintenance requests, we found out that the owner of the property had pulled the property to sell it. This is obviously NOT Specialized's fault, however, the terms in their application are incredibly unfriendly to applicants and rush you to sign the lease and send funds over. As I said above, I was forced to give my current landlord a thirty day notice prior to sending in the application, which between the time I gave the notice and when I heard back from Specialized on the update about the landlord selling, my current landlord found someone else to lease to. I have been left totally screwed over by Specialized's terms in their application, and hope anyone reading this knows what they are getting into. I will be left homeless in the next two weeks, and this could have been avoided by not requiring a notice until a lease is signed. Simply sending me back my application fee won't do much for someone without a place to live!

Scheduling, viewing, submitting apllication and leasing was the smoothest transition I have ever experienced. I really appreciated the follow-up call from Nina to make sure all went well and asked if I had any more questions. Which she answered flawlessly. Really happy with the services provided and would definitely recommend.
