I'm a new homeowner here for less than a year and so far I can see the Kachina management is not a good company to work with. They're truly thirsty for money. They charged me 280 for forgetting to send them the submittal form of my new window replacement even I gave them the explanation. First, my window replacement did not make the community look any worse, it was the same white color as it was before except they look newer/nicer. Second, I did not know that replacing window for my own house I have to get their permission....

I can see why this is a great option for apartment managers since they aren’t held to any standard in their communities. This company is literally the worst property management group that I’ve ever seen operate. Their management of the community at 200 E Southern Ave, Tempe is deplorable. The property is rundown and looks like trash, the hallways are rotting away, and we’ve reached out many times to get these issues, and others, fixed. We are always told that they will be fixed soon and it NEVER happens and is IGNORED. They charge 180/month per resident and all they’ve done is mow some shoddy-looking grass. Leaves fill the parking lot and it makes it look like the property has been abandoned. The management office is used as storage and can only ATTEMPT to reach them via phone, but they never get back to you. This company should never be used as an HOA and the intent of the community as it stands is to file grievances with the Arizona Attorney General Office, the Better Business Bureau, and any other resource we can find to help our community. I’d give them -5 stars if this was an option. I don’t believe this is a legal company. It can’t be. The only managing they do is managing to line their pockets with our HOA fees. Virtually nothing they said they would do this year has been done and I’m sure the IRS will be contacted with a request to have this company audited very soon. Disgusting and disgraceful.

I just bought a house about two months ago. Kachina Management is a great management company. I haven't had any issues at all and actually met our property manager the other day who was very nice. I look forward to Kachina servicing our community for a long time. Thank you
