I was reading through a couple of these reviews and David Whiting pointed out exactly what I hate about this place. I spent hours doing my final cleaning check just to be failed for all of my oven jobs because I had self clean on when the cleaning people showed up. I'm not lying. This isn't a joke. The picture is attached. I have to pay a 50 fee because I "failed" over half of my jobs due the bogus oven fail. On top of that I'm going to have to pay 20 an hour for somebody to clean something that has already been cleaned. The 50 fee is clearly just a money grab and NOT some sort of backwards insensitive to do your cleaning. It makes me want to throw up when I see how blatantly King Henry is whittling down the security deposits of already struggling college students. I've called many times about various other issues but can never get on the phone with somebody who can actually change or refund anything. Seemingly the owners just watch their property get paid off for the tenth time over while their minimum wage employees take the brunt of the complaints. I've seen King Henry respond to many complaints; PLEASE respond to this and help me understand how you could be so callous to continually steal money from debt-riddled students. Maybe the you could show the owner one of over a dozen 1 star reviews from just the past year. Maybe you could replace furniture acquired in the 90's. Maybe you could even waive the needless 50 fee and just charge for the actual cleaning. Maybe you could stop charging a fee for paying rent with an e-check, never in my life have I heard of a convenience fee for an e-check! Or maybe you could just keep lining your pockets. But it's not about nickels and dimes, right? edit: For some reason goggle wouldn't allow me to attach my cleaning check paper. I'll try to get it up there for you guys.

Overall, great apartment complex. Very social if you want to be and close to BYU. The staff is friendly and maintenance requests are filled in a fairly timely manner. The rent is a little pricey for the private rooms, but they’re pretty nice for what you pay for. I’ve enjoyed living here for the past year!

Cleaning checks are a pretty tough, but overall a great place to stay. Super social, and you won’t find another apartment complex with a common area nearly as good. They have a big nice field, pool, hot tub, sweet clubhouse, barbecue (that always works) and a pizza oven, among other things. Rent isn’t too bad.

I love the social aspect. It is a little pricey but I'm happy. The only reason I didn't give it 5 is because of parking and my apartment was not cleaned when I moved in. I was told it was going to be professionally clean and the only thing that was cleaned was the carpets. Spoiled milk in the fridge spilled everywhere there was many things broken. They did come and fix it. My fridge still smells kind of bad so I had to buy something to help with the smell. I asked more than once for the volleyball court to be updated. Didn't hear anything so I made a petition and had a 100 peole sign it that live at king henry to help enforce the idea that volleyball court needs maintenance. The wifi is not great and we pay 10 extra just for it. The lights in the field need replacing. The volleyball court net is torn and help up by a bungie cord. There needs more sand, needs a boundary rope, a rake to maintain the sand. The fee for paying with an e-check is kind of silly because I have never had a fee for paying by e-check. The parking is kind of hard to find at night which we pay 60 for the year for. Other than that the people in the office are nice. Still think i should be refunded partially for having to move into a dirty apartment but I don't want to add to the people at the office's stress.

You know... I should have believed the prior reviews but I gave them a shot. This by far the worst place to rent from near BYU and I have been in the area since 2014. Highly recommend you look for another place unless you enjoy being screwed over when you leave.

I’ve been living here for a couple of weeks now. If you like to socialize and meet new people, this is the place. That’s not really my thing so I only gave it three stars. Super nice yard for playing all sorts of games. Also a nice pool area. The gym is one of the better ones I’ve seen at student apartments. There’s a nice ping pong table there, too. The apartment is fine. That’s pretty much all I’ve got to say about that.

King Henry has a great social atmosphere and fun amenities like a pool, volleyball courts and a gym. The bus to BYU comes directly to the complex on weekdays and will bring you back multiple times each hour. It's a great place to visit but is nearly impossible to find parking.
