The reviews on this place or so misleading. One of the best places in town to live. Upscale living at a competitive rate. Not to mention James Morris and his management team go above and beyond. Would recommend anyone looking for an apartment to stop by and take a tour.

I moved in early August and I immediately started having maintenance issues. You can tell this place was just barely pieced together. The AC condensate drain had been leaking probably since it had been installed and left a pool of water 2 inches deep on the concrete below the unit. I could hear the dripping from in the kitchen. There was mold on all adjacent walls (one of which connected to my bedroom). Maintenance is terrible at communicating and the front desk staff is no help. I was told the moldy dry wall was replaced, which from the pictures it obviously wasn't, just simply cut out. The second picture attached was their fix. Update: Last week our AC was acting finicky and wouldn't cool. The inside temp was 74 degrees even though it was set on 70. It wasn't uncomfortable but I contacted maintenance anyway because I knew it wasn't going to get better. Maintenance came to look at it the next morning when the outside and apartment temp had already cooled down. They reset the thermostat and called the request "completed". Today, it was 80 degrees outside and when I got home at 6 pm, the inside of our apartment was 82 degrees. My room was probably nearing 86 degrees. I had put in a maintenance request earlier in the morning and of course it was not dealt with. When I called the office all they could say was "Our maintenance manager has already gone home... I don't know what else to tell you".... Absolutely useless front desk workers.

I agree that the second parking pass situation is SO bad... I did not get one because I was working that day, and I’m really worried about getting towed. I make sure my friends park on the side roads when they come so I have never been a problem to the parking lot. There are barely enough spots on the side roads on weekends / nights for me to park there everyday. It’s strange they didn’t think about this when constructing the apartment. They need more land or a 2-3 story parking deck maybe? I live in a one-bedroom apartment, and overall I have been lucky not to have many problems, the apartment is spacious and nice BUT I pay a lot in rent. I did get a handicapped room which has a lower island in the kitchen, so I don’t use that to sit at because it’s not the right height and it’s uncomfortable. I bought a folding table to use at the couch and it’s more normal for me. I wish I was told I’d be getting a handicapped apartment so I could’ve maybe got a discount? I’m used to the loud trains at this point, but I have to pause my TV etc every time they come by. Sometimes I wake up in the middle of the night. I had a Zoom interview which got interrupted by the train coming by, which was slightly embarrassing. Otherwise, I like my apartment and everything works fine.

I think this is a really great place for students to live! The staff are always very helpful and responsive. The amenities and property are kept clean and looking very nice. There have been a few hiccups with it being a brand new complex but I would still definitely recommend!

Our apartment has been infested with mice for about a month now and maintenance has done little to nothing to try to resolve the issue. It is becoming a safety hazard for us to live here as the mice have obviously been in our walls and could be chewing on wires (a big fire hazard). Not to mention how they have been running throughout our kitchen in the middle of the day when my roommates and I are downstairs. Mice carry diseases and are actually a big threat to public health but apparently management doesn’t realize that. The management also lied to us and told us that exterminators won’t get rid of mice anymore. They just don’t want to spend money to try to fix the problem. We looked it up and there are several rodent control services in the Raleigh area. On top of it all, they just released a new parking mandate which forces two residents in every townhome to park in their garage. I understand that this was put in place due to not having adequate parking for all residents. However, now we will be blocking each other in and will have to disturb our roommates to come let us out. It is very annoying and inconsiderate considering that we have online classes right now due to the pandemic. Latitude should have thought of making adequate parking spaces when they were constructing the complex. It is not fair that some of us will have to be punished because of their lack of planning.

Living at this apartment complex was such a mistake. I moved in late in the semester last fall and I see why they had so much availability. When I moved in the pool wasn't finished and the parking was slim to none. While my general apartment is nicely finished, there are paint stains on my counter, stickers left on appliances, they messed up the flooring in my bathroom and I can see where they cut out little bits to fill in the gaps. My main problems though have been the parking and noise. I woke up to extremely loud landscaping this morning and the people are right outside my window at like 8 am. The parking was obviously not well thought out and while they tried to fix it by changing the lease with 3 months to go which is definitely illegal somehow, I still can't park in the lot past 9pm. Finally, the pool. I would just like to know how every other apartment complex on Hillsborough st. keeps their pool open because our pool was closed until about 4 days ago and they've now closed it because "someone broke the rules". This is a college area and while it doesn't excuse other peoples behaviors someone doing something stupid is inevitable. I am paying for that pool and I should be allowed to use it and so should everyone else. Its like living with your parents over here because management tries to control literally everything but they suck at it. If I could've moved out months ago I would have. This punishment of all for one's actions is stupid and an abuse of power, especially because there's money involved. I wish I could say they'll reopen the pool soon, but I'll probably be through with my lease by the time the management here decides to grow up and let people use their amenities that they pay for and stop scamming us.

I have had numerous issues with the management and property owner at Latitude from my move in day. My key fob stopped working approximately 8 hours after I moved in and I was told it's because you have to scan the fob at the office monthly in order for it to work properly, which is not true. The parking is absolutely horrendous. Their attempt to fix the issue of parking was an hour and 1/2 long line with no social distancing and was not successful, as numerous people including myself still do not have a spot in the parking lot (or even on the side road that is "guest parking") majority of the time. I had a leak in my bathroom from a water pipe breaking and they told me that since I was calling on a Friday that I would need to deal with it until they could get someone in to look at it. The leak that enabled me from using any utility in my bathroom was never fully fixed and has rotted the side of my counter. Our stove blew up on us while cooking chicken and they told us to not use it until they came back, which just so happened to be 2 and 1/2 weeks later. For this complex being as new as it is, these issues shouldn't be as consistent throughout everyone's apartments as they are. The pool we have paid 100 for nearly every month was open for a week and is now closed for petty stuff, despite still paying the fee. The location is not ideal and is right next to a VERY active train track and I can promise you, you will hear a train almost every hour, including throughout the night. I could go on and on but the bottom line is do NOT live here and make better use of your money.

I have a friend who lives here and am not a fan. Anyone looking for an apartment should look elsewhere, these apartments were quickly constructed and has many flaws. The service department doesn't respond and mice ate through one of the roommates wiring and the maintenance department hasn't come after 3 days. Not to mention the party scene which starts and 10 and runs to 2 am Thursday through Sunday. And there is never any parking. Find someone else to live.
