I’ve lived at Shoal Creek for almost 8 years now, moved in August 2012. I have overall liked my experience here. We’re super close to everything we need and I generally feel safe here (although we do have door bars JUST in case). The quality of the apartment itself was of course better when I moved in but there are still some things about it that are a little cheap. They don’t usually have people living here for 10 years (as I took on the lease directly from another tenant who had lived here at least 2 years) so the quality of the foundation of the apt is probably not built for such long periods of time without revamps. We haven’t had too many issues with bugs, although we do have an ant infestation probably once a year, and some small spiders during summer. Comes with washer/dryer which is super nice. I’ve never really been super comfortable with the office ladies bc they’re a little hard to talk to but they’ve never given me issues and know me, so they’ve always been straight with me and gotten me maintenance very quickly. You can hear through the walls a decent amount which can be annoying depending on the neighbors. I really hate how early lease renewals are (December of the year prior to July renew). We’ve had some water issues, like leaks, both downstairs and upstairs. Mostly I feel like for the price it’s been completely fine. But I also never lived in another apartment in Athens so I have nothing to compare it to. But I’ve heard horror stories of other complexes and management around town and I simply haven’t had that problem here.

Lived here years ago and it was great at first. However they must have changed management and no longer vet their tenants. There was vomit all over my front patio from my new neighbors, and constant harassment from the management staff. Rude!

Insanely rude and unhelpful staff. Literally the least helpful people I have ever spoken to on the phone. I love my apartment and the location, but the office manager has no power to do anything, and yet the owners of the property refuse to speak to tenants so nothing can be done. Thanks for the fees and wasted time on the phone with incompetent staff.

I am a current tenant. My experience living here has been good for the past three years. Their maintenance is super fast. Usually once you filled out the request on the tenant portal they come in the same day or next day. Here at Shoal Creek we were lucky enough to get the unit that first floor was not carpeted... super easy to clean. Pest control does not come in the building unless you request it. Insects like spiders are not uncommon at the first floor because our unit is next to the wood but doesn't bother. And I am really happy that roaches rarely showed up probably once or twice a year so far. They ask you for a proof of professional carpet cleaning when you move out which I think is acceptable. (Also means I got a cleaned apartment when I moved in) They do increase the rent year by year but not as crazy as some apartments in Atlanta that I know of (If you secure the next year lease it's just a small amount added). I haven't moved out so don't know about the deposit. Hopefully it will still be a good experience. Will update when I moved.

Would not recommend renting through Lewis Properties. There are so many better options in Athens. I am not going to list all of the complaints/problems here but some of the other reviews have already touched on them so take a look.
