Pros: Safe and clean, fast and friendly maintenance, good location and nice amenities. Reasonably quiet; you'll still hear neighbors from time to time but not bad Cons: They nickel and dime you on deposits, especially when you check out and/or have pets. Among the more expensive places in town. Lots of tenants not following rules (cleaning after pets, speeding through complex) puts a strain on respectful tenants as everybody gets bombarded with emails from management. If you rent here, make sure you clean well and be there for checkout.

This place is really nice especially if you are a young faculty at KState or high rank officer at Fort Riley. Management is strict (which I really like) and are able to maintain standards. What you pay is what you get.

Do not recommend this apartment complex to anyone. Poor, poor customer care. Management does not work with you at all and does not even attempt to try. Will not be recommending this complex to anyone I know looking for a place to live here in Manhattan. I can not wait to leave. Really wish I read the reviews before renting here.

Still live here, and hate it. They will be more than happy to email you when they need something from you, or to tell you no about something, or t tell you to take something off of your porch because they don't think it's aetheticallt pleasing, or no accurate for the season, but if you need something from them, you better be willing to wait on a reply. I ant to get out of this place so bad. The only reason we even applied here was because we got stationed here last minute,and really needed a place to live. They suck when it comes to working with military people btw. Just look for another place to stay.
