**EDIT** I posted this review one hour ago, and in that short amount of time Beehive contacted my employer in an attempt to bully me into removing my review. Beware of this company! ** This company is the most unprofessional property management company I have ever witnessed, and I work in real estate. I find it interesting that they can respond incredibly quickly when someone leaves them a bad review, but it takes 3.5 weeks to get back to someone with the correct paperwork when they have attempted to contact them literally hundreds of times. Don't bother calling this company, they NEVER pick up the phone, and if they do, they will say that they cannot help you and immediately transfer you to someone who will not answer. Save yourself the drama and take your business elsewhere.

Unbearable, repairs are completed only at the owner's leisure so you are completely at their mercy. Disorganized back office, Beehive has 10 different ways to submit maintenance orders each of which will involve haranguing your landlord for months on end. HINT: No maintenance requests submitted through resident portal receive attention. Shower floor had a hole in the floor and the patch repair sprouted a colony of mold. Beehive took 5 weeks to complete this repair.

Our experience was fine. We’ve moved a lot for my husbands work so I like to think we’re familiar with rental companies. We’ve rented 8 homes in 10 years. I’m only giving them a rating of 3 because of two reasons I’ll explain below. 1.) This was the FIRST company to ever make a hard inquiry on our credit to rent. It’s going to take 2 years for the inquiry to be removed. We don’t have bad credit because of it. Just surprised to see that this was a requirement. Also, we were never informed by our agent that this was going to happen. It just appeared on my credit karma. When I asked about why we weren’t warned there was no good reason other than this was what they do. Most companies do a “soft” tap on credit. I definitely think this should be communicated. 2.) when we moved into the home the carpets had been cleaned. We were told that we would have to clean them before we moved out. Instead of hiring a carpet cleaning company we cleaned them with a cleaner from Walmart. Since we didn’t have the receipt to prove we had actually cleaned them they took it out of our deposit. Again, things that can be communicated more clearly ahead of time. We could’ve asked. They could’ve been more clear. Overall, just a regular rental company. They contacted us twice. In the beginning when getting us into the house and when the lease was over. Gini was nice.

One of the worst property management companies I have had the horror of dealing with. I was renting a place near downtown Glendale (sounds glamorous, but I assure you it is far from it). Upon moving in, there were numerous issues with the apartment. There was no working light in the master bedroom, the bathtub continuously clogged, a/c leaked whenever it rained, the door leading to the communal backyard area was stuck and did not open/close properly because of faulty craftsmanship, and it was infested with cockroaches. I was told that all of these issues were \our problem\ to deal with (i.e. we had to contract our own companies to deal with each issue). What does a property manager do if not manage the property and make sure they are in suitable conditions? But even more hellish than the appearance of the property is dealing with Gini Beeson. Very unreasonable, disrespectful, and disregarding for basic human decency. It is also close to impossible to get a hold of anyone in the office, especially with them being closed on weekends. We had been renting for well over a year, and they abruptly chose to end our month-to-month contract, 4 days after Christmas, on no actual premise, in the MIDDLE OF A PANDEMIC. Their payment flexibility is also non-existent, especially during the pandemic. If you miss your rent or any dues by 1 minute, you get charged a 50 late fee EVERY DAY following that until it is paid. They never once waived this fee, especially in a time when so many lost incomes because of Covid. BEWARE!! This property management only cares about your money, not making customers happy. Avoid at all costs.

It was the BEST experience ever! Didn't feel hassled, pressured or like if we were a burden to them, it was the absolute opposite!! they were so nice and just instantly felt the warmth and the genuine kindness. It made for a great wonderful experience.
