I rented from this company about five years ago. As such, I would like to say that things may have changed from my experience. Many, many great things to say about the company: property was nice condition, maintenance issues were addressed, and my interactions with the company were professional. With that said, I'm leaving a two star rating due to the end of my lease. I cleaned, mopped, and left the place a better condition then I originally moved into the apartment. I like to treat my rentals as my own home and not to be left in a condition of disarray. They kept my half of my security deposit. The monetary amount was relatively low in juxtaposition of my billable time. I gave phone calls and my justification of cleanliness but in the end they were not willing to listen. Furthermore, the situation was not worth the hassle or time to remedy this situation. In the end, for me, it is not the money but the feeling of keeping money for profit. Disgusting. At the time of this writing, this is the only establishment that I have rented from that has unjustly kept my security deposit for reasons of profit. So, I sadly give them a two star rating when most of my experience was good. Overall, I would say that you could still consider renting from the management company with taking the following precautions: * Take a video of the unit before moving in * Take a video after cleaning and moving out * Have the time available to take this to small claims court if necessary (which will likely be necessary if you care about the money) * Alternatively, expect the withholding of your security deposit as a hidden fee

I rented a short-term condo as a crisis nurse through them. My lease ran through March and I was canceled because the COVID census went down. I still upheld the terms of my lease to pay through March and end my lease. They want me to pay through April because I didn't give a 60 day notice. How would I give a 60 day notice when I was working a COVID crisis position as a nurse? The person , Dakota who had leased to me is now elusive and there is no way to contact him. Now I am getting in touch with Kimberly and Collette who have advised me that I will be paying for an extra month of April even though my contract ends in March. Is that the length at which one month rent should matter? They are clearly disregarding the federal mandate on landlord and tenant relationships. Do not deal with them. Accommodation and understanding does not define define Guardian properties. Save yourself the dupe and avoid properties they manage

Dakota was very responsive and helpful in answering any questions that we had. Maintenance was also very responsive and showed up fairly quickly. We love our new home!

My fiance and I began renting a side-by-side duplex from Guardian Property Management in July of 2020. We were unable to do an in-person viewing prior to move in due to covid, but we were pleasantly surprised on move in day. The property is located in Northeast Minneapolis, and is close to a number of great restaurants and breweries. It is clean, with great windows that do a good job of dampening the sound of cars, sirens, and motorcycles. The dividing wall between our neighbors side and ours is solid, and we rarely hear them. The backyard is fenced in, has a large deck, and they allow dogs over 50 lbs, a rarity in the world of rental properties. Each side has their own AC unit, as well as a washer and dryer. They respond quickly to any maintenance requests and respect our privacy. I highly recommend renting from this company.
