I’ve been here since early September and have not had any problems. The all around staff, including the front office, security, maintenance and janitors have all been exceptional and have handled everything professional. The front office do what they can with what their given honestly. I’m very appreciative of the front office! My time here has been good. Some of the residents here just need to take care of cleaning up behind themselves. Can’t treat adults like kids, clean up.

If I could give no stars I would this place is absolutely disgusting! The first tour I was given a girl warned me on the elevator not to move in and I wish I would’ve listened. The first day I moved in there was a hole being patched up that my roommates told me was there for a couple of months and my “beige” carpet was piss yellow and smelled of urine. ( the only request they actually handled. Maybe because it was the first day ?)The list of problems goes on from roaches, gnats, trash everywhere, holes in walls, animal feces in stairwells, unwanted visitors, elevators broken at least 2-3 times a month, Wifi sucks, and fights in the lobby have even been posted to twitter. I had to walk past vomit in the middle of the hall for a week till they finally cleaned it As a female especially in downtown Atlanta, some type of security is reassuring but not here at good ole One12. I’ve had my friends majority of the time be able to just walk right in without me being present because either the guard is too busy watching the flat screen tvs or they just aren’t there. (Their rule is we must check in all guest and visitors)And all of these problems for the price !? You have got to be joking. The leasing office is a joke new and old management is a complete joke. I’ve never been so excited for a lease to be up till now.

I just moved here. I am already considering notifying the health department about the violations. I am a college student, and I honestly feel taken advantage of. I pay a somewhat descent rent price for downtown, but I don’t feel like I am getting my money’s worth. We only saw one floor and one room. And we assumed the whole complex looked that way, and that was our bad. The safety of the apartment needs to be called into question with all the criminal activity that happens here and drug use is really really bad. I have seen people drinking in the halls. Smoking joints in the parking garage. I expected a descent community. The staff upfront has been very kind to me, but I have already had several issues and I just moved in. I truly hope things turn around soon. The safety of residence should be a number one priority.

Ok. One thing I like about one12 is the roommate system. They actually do a good job. Everything else I dislike. I had to get rid of my apartments roaches on my own because they never came and sprayed. It was infested upon moving in. The hallways are trashed and majority of them actually aren’t finished, such as floor #7 and #10. The leasing office is rude, especially Dede, and they will catch an entire attitudes with you for nothing. The security team is great, but that’s unfortunately one of the only great thing about this place. And don’t bring your car here. The garage has no security cameras and cars are broken into a lot. It is definitely a better deal than the mix but if you can’t handle the actual building not being entirely clean just don’t stay here. Building 1 is nicer than building 2 but it seems as if they only want to keep that one nicer because people pay for 1bed apartments over there that are really just studios/ over priced dorms

By far the worst financial decision of my college career to sign a lease here. I lived at One12 for a year and a half, and would never recommend this building to anyone. Not only are the conditions of the building horrifying (massive bug problems, hallway cleaning never consistent, vomit/dog urine in stairwells & elevators, and car burglaries in parking garage), but the management team also never seems to attempt to fix anything. The building itself is designed extremely poorly, with only one of the two elevators having access to the parking garage. This forces you to wait until you get the correct elevator, which takes very long & consistently break down. I witnessed a shooting near the parking garage, and had my car broken into the very first week I moved in. The walls are extremely thin and I would consistently hear my neighbors having sex/blasting music at any given time of night. I lived in a 1-bedroom studio for most of my lease, and still would hardly get a solid night of sleep. I could go on and on.. If you're a Georgia State student looking to live on campus, the convenience of their location is not worth the unhealthy/unsafe living conditions.
