Worst housing experience, especially if you consider the expensive rent. (1) Rats, (2) AC not working after half a year, (3) laundry machine broken with no updates as to when they will repair it, (4) they decided to do construction on our roof with very limited and deceiving notice. (5) They did not cover the roof top so many apartments in our complex flooded due to rain, (6) very limited staff for maintenance (takes multiple weeks for things to be repaired), (7) extremely unhelpful desk and apartment complex managers, (8) old apartments overall, maintenance issues keep coming up (leakage, pipes etc). As you can see from the reviews that follow, most tenants who stayed for over a year-year and a half (enough time to really understand how the company operates) have negative things to say. The location is great and it is a dog-friendly place. This is why many make the mistake to move in here. Do not make the mistake to consider Parker Palo Alto. There have to be better options around the Bay. I must acknowledge that their main maintenance guy, Jessie, is fantastic and will try his best to resolve your issues, but the systemic problems with the managing team make our experience negative overall. We can't wait to move out. As mentioned in other reviews, their early-move-out fee is very high (2 rents), so be aware of this also.

Pretty chill neighborhood with great access to parks/outdoors space, so perfect if you have pets or like doing lots of outdoors things. Neighborhood is very pet friendly and there is a great group of dog owners who meet a the park next door. Apartments are generally nice, if a little outdated. Also make sure to take a close look before you move in since some of our neighbors had issues with bugs, broken appliances, etc. Maintenance staff is very good with repairs, but scheduling can take awhile since the office staff is way over worked/under staffed. There are some security issues with mailboxes and packages, and a package room still didn't exist when we moved out, but hopefully that will be taken care of soon. Finally, beware when you move out that they will try to charge you for all sorts of things, regardless of the shape of your apt. If you argue hard however you might get more of the money back, as we eventually did. Overall good but not great experience.

July 2020: We have lived here for about 1.5 years. The location is great, maintenance staff are generally friendly and helpful. But we encountered some serious issues during our stay. Many of these issues are systemic or arise from understaffed management, though there has been improvement since the new director took over. 1) Non-working newly installed AC during the peak of summer last year. There was a heat wave with temperature reaching 100 degree, but it took multiple attempts contacting the management and many weeks before the problem was fixed. 2) The windows replacement project last year was not communicated clearly to the us. It unexpectedly involved cutting through the walls in both of the bedrooms and living room, and have left our entire apartment with thick layer of fine dust. Since we were unprepared, we didn't cover/protect or keep away our personal affects and the fine dust that settled upon them took us a several days to clean. 3) Sewerage pipe leak that was so severe the unit below us had to move out, and our bathroom floor swelled with unsanitary water. We were left with no working toilet inside our apartment for almost 2 weeks (we used the toilet of a recently vacated unit), and again it took multiple phone calls to convey the urgency of the matter and get any updates of how long we're expected to be inconvenienced. Sewer pipes have a lifespan of about 50 years, this was clearly an avoidable emergency. 4) As mentioned in another review, the penalty for terminating the lease early is 2-month rent in addition to 30-day notice. In some other places, the penalty is only 1 month rent. November 2020 Update : During renewal, the new rent offered is higher than ALL other apartments of the same type currently being advertised on the website, some by a pretty significant difference (up to 20%).

I've been living here for 2.5 years now and it is an amazing place! Great value especially with the amenities (in-unit washer/dryer is my favorite), location and the staff is absolutely wonderful! They are always responsive and so happy to help. With the COVID stuff, I am both high risk and have a broken foot. Jessie/Maintenance has been so generous and taking my garbage out while I have had to be in isolation. I can't tell you how much that means. I truly appreciate Brandon and Charlotte for making this happen as well.

Stayed here for one year. House is very old, rent is very expensive. Location is good, but also too close to HW101, very very noisy, specialy the room has a window facing 101, difficult to get sleep. They will also charge you when you move-out, like cleaning, painting, vacuuming, etc. All kind of reasons to take last bite.
