This guy is an absolute crook. Four years ago, we were buying a house in Shawnee and he was our inspector for it. Not only did he show up seemingly after doing some drinking, he refused to inspect the electrical panel because it had been painted and he \didn't want to disturb the paint.\ Being first time home-buyers, we let it go. It was later that we discovered that the whole house was only running on 50 amps of electricity. The former owners had replaced it as a \DIY\ job and did so poorly. In the process of us having to fix it, we discovered that the oven/range had been installed \DIY\ style and we were on the verge of an electrical fire. Fast-forward to this week when we are trying to sell our house and the buyers used the SAME inspector. For whatever reason, this time he had no trouble opening the electrical panel and having a look inside. In addition, we had made it clear that the attic fan in our home did not work properly and had never been used, therefore it would be best to leave it alone. Regardless, he turned it on and blew a fuse or two in the house. So we had to hire an electrician to come do the repair due to the inspector's negligence. I do not understand what real estate agents continue to trust him. Please be warned! Invest in a better inspector for your new home!
