VERY poor after sale warranty service. Do not close on a home with them with out hiring a professional inspector. They only build to sneak by the city insectors. Acknowledged warranty items may take up to 15 months of emails before completed. Their mothers would not be pleased with their ethos.

BUYER BEWARE!!!, this is to warn all buyers interested in buying from Patrick Malloy homes. We purchased our home in 2018 from Patrick Malloy homes in Cobb county. The homes are well build and beautiful but if there are any issues, be prepared to know that they will do anything and everything they can to not remedy the issue...FACT! I have had an issue since day 1 with flooding/drainage issues that have been verified by Cobb county erosion inspector J.Kyle Tilley. I have 2 years of emails with Patrick Malloy staff in regards to this issue,. They have delayed, postponed and ignored every step of the way. And when it’s all said and done , they tell me that it’s my fault. BUYER BEWARE... when you plan on spending over 450,000 for a home this is what you can expect. All of these claims can be verified and I’m willing to share with anyone who asks.

This builders motto should be low-quality houses at high-quality prices. I will never do new construction again after this. You get backed into a corner and then have to accept whatever they give you or take a huge loss. Multiple issues including an uneven yard that you risk injury to play in, paint drips in nearly every area along the floor, corners unpainted, and uneven tile in the bathrooms. Just a generally shoddy job with painting and trim work with hammer marks and uneven paint everywhere. I wouldn't recommend them to anyone.

Home has been falling apart since move in. 5 leaks, roof shingles not installed properly, foundation cracking, crown molding is a mess, upgraded hardwoods peel and chip very easily. Could go on and on. Once your year warranty is up they ignore you.
