They will be way past the refund due date, then refund the wrong amount (less, of course) and block your number (see attached pic). So you'll have to resolve it through booking.com (if you were fortunate to not book directly with them, of course). Update: I finally received the rest of the refund, but not from them - from booking.com - since these guys refused to handle it. The total waiting time is 2 months 16 days.

A great location on south beach to go in and out from if you’re planning to hangout by the beach all day and just enjoy the local restaurants. The place itself seems newly renovated with a shared balcony that has a nice view of the beach. However, the cleanliness could’ve been better...the bathroom shower and sink faucets were stained that looks like it wasn’t wiped down prior to our visit. The bathtub also had a few pinkish stain/scratch. The bed was pretty hard and the fleece blanket felt really rough, made my skin itchy. We tried to request for new blanket but didn’t receive a text back from the property manager. At one point we tried to sleep on the pull out sofa bed because our back were hurting from the hard bed....Overall, if you’re planning to be out all the time and is looking for something convenient then this is the place. I just don’t think it’s worth the money on a comfort and cleanliness level just because there are zero amenities and communication wasn’t so great either.
Here for spring break, love the atmosphere and everything about the room and location!! great substitute for the hotel stay, much cheaper and better in any way

The worst experience of my life!!! NEVER NEVER NEVER use this company. I booked the property on February 18th for a March 17th trip. Arrived to Miami March 17 at 10am. I got an email at 12:14pm stating my information could not be verified and the reservation will be cancelled. My card was already charged for the full stay, but they said my card could not be verified. The only way to communicate with them is through text messaging. You receive the same automated text message “ Due to restrictions in our residential units, our top priority is the safety and security of our guests and the residents of the buildings we occupy. We do a comprehensive screening of each guest that books with us. Unfortunately, we have been unable to validate your information. Therefore, we must cancel this reservation”. What does this mean?? I already paid, you sent this message 2hrs before check in. This company is horrible. Not only did you cancel my reservation, you let someone else actually book the property after canceling my reservation. I’m sure since I had such a low rate and it was spring break, they canceled my reservation and posted much higher new rates. 100% SCAM!
I've never been to South Beach before. But a friend of mine recomended Sobeny to stay. The units are very accessible and have all the basic things you would need in an apartment. Customer service helped me check in and get in contact with the Local hero who was always available to our questions on the area and where to go. The only issue was the lockdown but that is out of their jurisdiction. Had a great time!
Great place to stay, was there last week, lots of spring breakers therefore was hard to get a reservation anywhere but was lucky to get one through SoBe. Nice stay, great apartment, will be back:)
