I recently purchased a home that was covered under Landmark Home Warranty. A month or so after purchasing the house, we had the plumbing tested at the request of a separate foundation company. It was determined there was a leak, so I called Landmark to ask about next steps and coverages. They advised me to get a leak detection test done by a plumber in order to locate the exact location of the leaks. They explained that they don't cover the test or service calls for the plumbers. I asked if they had recommended companies and the representative provided me with three recommendations. The representative NEVER said I had to use one of their recommended companies- they only said I needed to get a plumber to test it and send Landmark the report once it was completed. The companies Landmark recommended did not have great ratings and/or did not have websites that worked. I called all three of the companies, and even wasn't able to get in touch with one after multiple phone calls. I ended up finding my own plumbing company to come locate the leaks. Once I got the report of the locations of the leaks (all within the home), I called Landmark as, based on my initial phone call with them, they told me leaks within the home would be covered. Landmark's representative, then told me I would have to have one of their plumbing companies come out and test the leak to determine if the leak is covered under the warranty!! They would not cover the service call fee and could not tell me if the leaks were covered under the warranty until one of their recommended plumbers came out to inspect, EVEN THOUGH I had followed the instructions of their representative and received an inspection report from a certified plumber. I am so upset and frustrated with this company. Warranties are supposed to give you piece of mind, not add more stress! I would not recommend to anyone!

**EDIT** Landmark replied with MORE false information, so I want to clarify further: the contract explicitly defines emergency services by THEIR OWN definition, which they refused to acknowledge (and still do, in their response). And the toilet repairs were NOT completed on March 29th -- they were STARTED then, but continued to leak until the ACTUAL repair was made 3 days later -- 5 days in total. Our insurance company appraised 8500 in damages (and only that low because I knew how to turn the water off) ON TOP of the 60 "leaky seal" Landmark actually covered. AGAIN: AVOID!!! Woke up to a leaky toilet dripping into our kitchen. Per our contract with Landmark section E.9 LHW will determine what constitutes an emergency and will make reasonable efforts to expedite service within 24 hours. An emergency is defined by LHW as a failure resulting in: a. Plumbing failure that causes interior flooding c. System ... failure causing ongoing secondary damage to the home Despite interior flooding in the kitchen (secondary damage) due to a plumbing issue, they refused the acknowledge their own contract on the phone, telling me that I could shut off water to the whole house (because I admit I knew how to do that it somehow absolved them of liability?) or wait for "24 business hours" despite the emergency text IN THE CONTRACT saying "24 hours" not "24 business hours". They further told me that since the language says "LHW will determine what constitutes an emergency" they don't have to abide be their own definitions in that same section. Holy ****, I've had more honest conversations with politicians. They're just asking for legal action. Save yourself the headache and go with someone else.

This is a cry for help, borne out of pure desperation and misery. I can't get anything done from the warranty company, so here it is. 1. Not on time - No check over timeliness of repairs. It has been over a month on my currently active work order and I am still stuck with an improperly functioning washer. 2. Not responsive - Emails to customer care go unanswered. Calls take an average of 50 minutes to get in touch with an actual representative. 3. Poor quality - No guarantee of quality. If my washer breaks down again, I will have to go through this saga all over from the beginning. I feel like a very unappealing customer to the company and hope this helps inform others before they shop for home warranty services.

Hottest day of the year in Arizona and I'm still waiting for a call back. The rep I spoke with advised that I would be charged twice for one visit because I scheduled a tune up and now there is also an issue with the unit not blowing cold air. When I explained the prioritization of a service call vs. a tune up and why I needed the service call, he said nothing. When I asked how I would be charged twice for one visit, he said it was in my contract. I asked to speak with someone else and he said no. That is some stellar service. I suppose my elderly parents will just have to tough it out in the heat.

Update: The plumber they sent, Pipe Doctor 24-7, left the main water line leaking and performed the work without getting the required permit & inspection from my water company. Now the plumber wants me to pay 125 for a trip fee to come back and assess the problem. Shame on Landmark Home Warranty for letting such poor quality trades into their customer's homes. I will be cancelling the remainder of my contract with Landmark.

I've had home warranties with several companies and Landmark has been the best so far. I am super impressed with response times though it does seem that I end up paying more for the repairs than just the service call fee. I can't really blame Landmark for that as there have been many reasons for that and most I'll have to say are a choice. They are amazing and love the contractors they do business with, all have been fantastic!

Doesn’t cover everything 100% but still helps make big costs not so painful. The representatives are always pleasant. So far so good. If it covered 100% I’d give 5 stars.

I have only needed to reach out to Landmark Home Warranty a couple of times and each time they have been amazingly responsive, referred me to a quality contractor, and the value is worth every penny! Staff is always helpful and go out of their way to make certain everything is taken care of.
