10 months into my tenure here. Property began as a very cheap, very close commute to campus and situated right along Orbit Bus Routes. Today, the Mars orbit line no longer runs by then property due to city route changes, and the price of rent has increased twice in total by 300 for a month to month lease in the same time the property has been owned by its new management (approx February 2020). Normally this wouldn’t be an issue but this place lack of ammenities just doesn’t coincide with a 1275 price tag. Photos pictured of of kitchen sinks flooding. This happened a total of 3 times the 10 months i was there. Property management suggested I sweep the water out to avoid floor damage rather than send an expert with moisture drying fans. Property management by Sundial Real Estste leaves much to be desired. Document everything. No In unit washer or dryer although wash facilities can be found on sight for 4 a load, and no fitness center on the property. Residents must present receipt of professional carpet cleaning upon move out or forfeit 500 deposit. If you’re looking for something cheap, might i recommend El Adobe as it’s in a similar area. If you’re looking for something close to campus might i recommend 1117 E 8th St. As it’s located closer to campus. If you’re a student, I would seriously recommend going to a more student focused apartment as University Palms is not a student apartment and a student is at greater risk of being taken advantage of by the rental practices employed at this property. For instance the family of 3 i live next too can make it difficult to study for exams. Renting at a properly for students assured you won’t have to deal with crying children when it’s time for finals. Happy home hunting and go Devils.

Horrible management people and awful amnesties and maintenance. My friends used to live here and thank god I didn’t rent it. Laundry doesn’t work. Homeless people always around the complex. Recently my friends had a kitchen sink flooding. The management didn’t even have an emergency maintenance! The emergency call was getting re/routed to another person who didn’t have idea about the maintenance. After the apartment got flooded as they didn’t fix it.. they blamed it on the residents that they should have kept throwing the water throughout the night! And they didn’t even pay for the damage done to the stuffs. Or even refunded the rent for that month. Never ever would recommend it to anyone. Lease at your own risk.
This is the worst place to rent. Don't waste your money. In the past 2 years that i've lived here the management has changed over 5-6 times and i don't think it will stop. They don't ever have proper maintenance. There is no website. For a good 5-6 months the laundry room was completed broken and trash. The parking lot is open with homeless walking around. Recently there was a flooding at night in the kitchen and the maintenance expected us to stay awake all night and monitor water levels and the management is not even sorry about it They don't think proper doing proper lea.sing paperwork is important. I actually have email/photo/video evidence of all these things.
Oh i love living here. My friend live here she love it here. Plenty parking for my bike or my friend car. oh the office lady she so nice help me when I call. I stay long time.
Comfortable housing. Nice clean apartments.
