I recently moved into this complex and am extremely happy with my experience. Every staff member I have been in contact with has been friendly and willing to help in any way to make this feel like home. The application/move in process went smooth and quickly. My apartment was recently upgraded and is very nice. Even the one minor maintenance issue I had was fixed within 24 hours and the staff member was friendly, professional, and worked quickly. I’m enjoying being a part of this community and would recommend it to anyone looking for a safe, friendly, and comfortable place to live.

My quick advice - If you can afford to live at Clearwater, find a house to rent instead. I lived there for four years and things were fantastic under the previous management. The new team seems focused only on money, and making absolutely certain that renters know their place. (Beneath the dirt certain staff members walk on.) They painted the vinyl siding and doors, but allowed the gym and on site laundry to fall into a horrid state of disrepair. They upgraded the grounds a bit, which is nice, but can leave tenants waiting a long time for necessary maintenance requests. I don't want perfection from a rental, but I refuse to pay ever increasing rent for deteriorating living conditions. My security deposit was 250.00, of which I received 61.40 back. A water bill was paid for, which is fine. But charging 75.00 because you felt that the oven wasn't clean enough? HPI, whom are you hiring to clean? If it's your maintenance staff doing the job, do they get a bonus from the money you've forcefully taken from your former tenants? To anyone considering living here - please read the other reviews to get a sense of how callous, shallow and money hungry this company is. HPI, if you want to -begin- to make things right, send me a check for 37.50. Just half the money you took to \clean\ an oven, after nearly two years of paying you almost 900 a month.

One of the nicest communities I’ve had the pleasure of living in. The staff was incredible and Geraldine was so helpful with any issues, fast with putting out information about the amenities, and quick to respond to any questions. Maintenance was super fast with work orders they would come out same day and fix whatever the problems were. All of the neighbors were so nice and it was a very quaint and quiet little corner of Aberdeen. I would recommend this place to anyone looking for a new home in the area!!!

So, at first it was alright. But each year the prices go up for people who live there and prices stay lower if you are new. So it rewards new customers and punishes people who have stayed there. Overpriced for a one bedroom apartment, I had one that was newly refurbished. The fake hardwood, started coming up in the corners. The paint job was not completed, it was too much hassle to get behind or around objects for them. Once had a leak from a light fixture in the bathroom, came in to figure it out. It was the AC upstairs freezing. They left the mess of water for me to clean up and couldn't be bothered to put the light fixture back on. Ignored any issues I have had, from weed problems, noise problems, people allowing friends and others not living there to take up all the parking and bug problems. Spent a bunch of money to keep bugs off my front door since they would not allow me to turn off the front door light. Now the biggest issue. Set to get out today, due to the virus had some issues getting a trailer to get a couple workout things from my garage. Even if I turn in my keys, they are going to charge me 155.00 because I will not be able to turn in the garage door opener until after they close today. Be forewarned, they will not help you, support you, or make exceptions for you regardless of your situation. Even if you speak to them, about being a day late on payments due to unforseen issues, they will still leave you an eviction notice. ONE day, even if you discuss it with them and they say it is OK. If I had to start over, I would have done things differently. 2.5 years there. Side note, 2 people I work with will also be leaving the apartments for similar reasons as myself. Some have said, find a house to rent instead.

These apartment complexes have really plummeted, as well as the management. My bathroom was leaking for two plus weeks before anyone came to investigate. It then took them another week to diagnose the issue and \try\ to fix it. They did a completely botch job and did not inform me of an updates. If I wanted to know the status I had to call, no maintenance note was left when maintenance finally showed up to see what was going on. I was without a bathroom and functioning toilet for three weeks. I called to see if they would deduct anything off of my rent. The response I got was \ you have two bathrooms\. Yes the apartment does have two bathrooms one being mine and one belongs to my roommate but for three weeks we have only had one bathroom. I should have absolutely been able to have my rent lessened. The management is so apathetic and does bare minimum. I would look else where for a place to live. The gym that all residents pay for has been broken for five plus years and nothing proactive is being done to fix it. Amenities are really awful.
