It’s when the seller and buyer or borrower sign all documents needed to complete the transaction and monies are collected and disbursed accordingly. The closing can occur once all of the conditions and requirements of the real estate contract, title commitment and lender have been fulfilled.   The closing can take place almost anywhere. In the office of the Realtor, Lender, Mortgage Broker, Attorney or Title Company are just a few examples. The Title Company typically coordinates the signing time and location, however a Realtor or Lender may also do so. The Buyer and Seller or Borrower should always bring proper photo identification to the closing since their signatures will be notarized. Often times the Seller and Buyer or Borrower are out of state.  In this case documents must be sent out via overnight courier or email for signing. This is known as an “Escrow Closing.” In an Escrow Closing documents are signed in advance and the actual “Closing” occurs on the date set forth in the contract.   Documents for closing are often available for review prior the closing. When the closing takes place the Settlement Agent will explain each document thoroughly.  Never sign a document that is not understood. All of the closing costs are outlined in the HUD1 Settlement Statement. The HUD1 Settlement Statement also sets forth the total amount that the Seller will receive as well as the amount of funds the Buyer will need to bring to closing. We had our new construction closing here on December 21, 2020 and although it was while wearing masks as we sat at the table, the closing went very smoothly. Abstract is very professional in every way. I'm a real estate agent and they made it very easy for all parties involved. The office is great and it's amazing how good of a job they did when they renovated this building. Special shoutout to Whitney, Sue and Gar! I took a few photos so you can see the interior!

They are by far the worst title company, they are quick to take your earnest money but lousy at returning emails, phone calls and giving you the paperwork to you need to close on your house, or even sending the paperwork to add someone to title. Even my own real estate agent rolled her eyes and said "oh God not again" when we found out who the title company was for the sale of my house. If at all possible find another title company!!! I closed on my house in June and I am STILL WAITING for the paperwork to add my husband to title. Its September 26th, I have called, I have emailed, and when I called to see if I could come in to get the paperwork. I was told I can't walk in due to covid.

Unfortunate being a company who you're supposed to be able to trust to handle money. They created a big problem for me and spent the time they claimed was to be used figuring out how to help me, instead it was spent on minimizing their involvement and putting blame on everyone else. They created the problem and I missed it in the process, I was left to figure everything out on my own. The only reason I give 2 stars rather than 1 is that they offered to 'possibly' help with charges that would be caused by the mistake. Luckily my bank heard the situation and helped with what they wouldn't.
