Horrible management. Laura and Carl specifically lied repeatedly to me and my roommates. Feel free to reach out if you want to hear specifics, and don’t trust anything they say if it’s not in writing, the have no morals.

I would give them zero stars if I could. The apartment is nice but the management is rude, unprofessional, and uncoordinated. Every time we call, a new person will give us conflicting information. This is difficult when it comes to rent-- two people gave me completely different information and now we are paying more than we thought we had to. When we ask a question, they give us a vague answer or say something that is completely incorrect. It makes it difficult and we'll have to call multiple times regarding the same thing just to make sure it's actually correct. They will call you and randomly give you information that demands immediate attention with no regard to your schedule or time. I dread calling them because they are rude over the phone and will answer your questions with so much attitude. It's uncomfortable to say the least. :( edit: management never responds to emails. do better please :(

The Nine is a great place to live at! They have a great management team and are always willing and happy to help with any questions you may have! Additionally they offer great living spaces, rates, and amenities. If you looking for a place to chill with friends they have an outdoor pool, a gym, a pool table, a golf simulator, and many places to study! Would definitely recommend it specifically if you want to live around places to eat and want to live near campus!

I signed to relet my apartment through the leasing office in August 2020. I have been waiting to receive my deposit since then and it's now February 2021. I have followed up multiple times with the leasing office, gave them my forwarding address and was told in December 2020 that they submitted a request to have a check sent to me. I was told again in January and at the beginning of February that the request had been submitted. I still have not received my deposit check. At the best the property managers of this building are incompetent and at the worst they are predatory and in violation of Texas law. I would not recommend signing a lease here.

I was moving in and the management told us that we could park at the employee parking. since there’s only ONE future resident parking which is obviously not enough!! And when I came down my car was towed. I was just moving in.... it’s over 200 dollar fine!!! Why would they tell us that we could park there & report us & get our car towed???? Doesn’t make sense to me?!

I've had a great experience living at The Nine at Rio so far. The current management (Landmark) is far better than any of the other West Campus apartments. I had an issue with my lease where my parking spot was not transferred over to my lease renewal and was instead assigned to someone else. The management worked quickly to resolve the issue and even gave me a temporary space to park in (thanks Taylor and Laura)! Overall, I've been very happy with my stay and the service!

The staff at The Nine at Rio are outstanding! They are quick to assist, polite when speaking with you and understanding when there is a challenge. I'm delighted that my Longhorn Son chose The Nine to finish his senior year in Austin. Thank you Luke and Company for always be willing to help and make life pleasant!!!
