The standard has been fantastic. Been here almost 3 months and love it! The amenities are amazing and the apartment is very nice and most importantly, insect free! As far as the maintenance team is concerned, Freddy and Luis fixed my shower drain and toilet on the same day that I requested maintenance. Very happy with that.

I live here currently and have not been happy with the facility recently. The pool hours are extremely limited and the amenities have not been satisfactory. They are limiting pool hours because of parties that cause damage to the roof, which is unfair to those who want to use the pool who haven't been involved in the parties. They don't have cameras in the garage and cars have been broken into. The gates to the garage are constantly being broken as well. They claim to have security but very rarely do I ever see them here enforcing the rules. Last year, security would hang around the pool until it closed at midnight, and now it closes at 5 or 6 pm. I pay a lot of money to live here and signed my contract when the amenities were available for longer hours. Finally, the fire alarms are pulled several times a month, sometimes at 4 in the morning and it seems like the people responsible are not being held accountable. I was super excited to live here and am sad that it has not lived up to my expectations.

BE CAREFUL ABOUT FILLING OUT AN APPLICATION! The opening year of this community a friend and myself did a tour in their office. After the tour we said \we had other communities we are looking at but if we are interested we'll be back. The woman at the front counter replied that \spots are being taken very quickly so if we want a room that will accommodate both my friend and I we'll need to fill out a APPLICATION just to secure our spot that we're interested. So we filled out this \application\, I later realized that this application is also the leasing contract. So applying in the office that day mean't I was signed to this contract, my friend didn't meet the income requirements so she had no issue. I actually filled out an application at The Flats 4200 down the street for the same reason (hold a spot since I was told it was filling up quick) and I called them and told them I filled out the application and was accepted but wasn't going to move forward to fill out the lease. Thankfully, the application and leasing contract were separate or I'd be stuck with two apartments. I told the management at The Standard that I decided not to go with this apartment and they told me I was now legally binded to the contract so if I decide to not move in I'm responsible to find someone to take over my lease. This was 4 or 5 months before move-in date as well. So I looked over there contract and found a contingency that allows me to default the contract I believe 45 days before move in. I reached out to a property manager via email and we communicated back and forth for a few days until I told him we'll continue our communication with my attorney. After this, no reply. Over a year later, I now was sent a payment from collections. All in all, I cant speak on the community itself but the application/leasing contract that are tied together was very shady to me and to ghost me on email after I suggested an attorney to look over this was unprofessional.

Very nice apartments overall with a rooftop gym, pool, solid internet and nice staff. As for location its right next to usf with a bull bus stop right outside. A slight mark down is simply due to things outside of the apartments control mainly being loud drunks outside some nights with some yelling, and a random car slamming their music for no reason. Also had a problem with drunk idiots stealing my bumper sticker a few times and urinating on the bushes near by so yeah an off smell once in awhile.

Nellz Place

This place is not worth a one star if I was able to give this place a zero I would have. Worst apartment complex near USF, don’t let the amenities and pictures fool you. When you have issues management is not helpful.
