Moved here a few months ago with my boyfriend and I love the property! It is beautiful, well maintained and close to campus with a private shuttle! They are also pet friendly and my dogs love the large dog park onsite! Absolutely wonderful management and any issue is dealt with efficiency and care. Would definitely recommend The Social 1600 to anyone moving to Tallahassee!

CAUTION: DO NOT MOVE HERE!!!!!! DON'T GET FOOLED BY THE CHEAP PRICES!!! I WOULD GIVE IT -1 STARS!!!! On June 11th there was a shoot out in front of my building, I thank the lord there was a car there to block the bullets from entering my window connected to my room (as seen in the pictures below). I could have lost my LIFE. Management has said NOTHING about this accident. I heard a man begging for his life in the hallway of Building 8 because he got shot, it was a traumatizing experience. There were a total of 9 shots that shook my window. This is one of the 10 shootings that I have heard in Aqua Palms in only ONE year. The front and back gate do not WORK, so anyone can enter the building at anytime. There is also NO security, which is why there has been over 10 shootings. With that being said, management is HORRIBLE, Keisha Cross is the most unprofessional and disrespectful woman I have ever come across. She does NOT know how to run these apartments. The second month she charged me 350 for utilities PLUS my rent totaling it to 700!! When i went to the office and asked she threatened to call the police on me if I did not shut her office door. She threatened HER TENANT. She also paired me and my roommates with a 42 year old woman who was crazy and Keisha knew about her past yet she still moved her in for us to deal with her, I had to change units paying 350 extra even though all three of us reported the 42 year old. THE MODEL YOU MOVE INTO LOOKS NOTHING LIKE THE MODEL YOU VIEWED ON THE VISIT. THERE IS STILL MOLD IN MY APARTMENT. There are roaches everywhere, scratches on the wood floor, rust in the fridge, 10 year old microwaves, the list can go on. PLEASE PARENTS, COLLEGE STUDENTS, AND ANYONE WHO VALUES THEIR LIFE AND MONEY, DO NOT MOVE HERE !!!!!!!!!!

The maintenance team, Omar and Claude, came quickly and were extremely helpful in fixing what I needed. Also, I appreciate the fact that they arrived early in the morning because this allowed me to move along with my day.

The complex is very nice and I think enjoyed my tour here. I had Glen Daniels and Krissma Davis showing me around and they did a great job showing all it had to offer. It had great amenities and I’m interested in living there.

if you're going to FSU and considering to use the bus do not lease here because none of the campus buses pass by and you have to transfer two buses to get to school which takes about 40 minutes. the complex has a shuttle but it has very limited working hours, and does not work half the times, and the most annoying part is they do not give you a notice beforehand when it does not run and you sit there and wait for nothing. the neighborhood is also not safe at all. besides, the maintenance and the customer care is terrible. our apartment door looks like an ancient ruin. 2 of the bathtubs in my apartment do not work since the day i moved in (about a month ago) and my roommates use my bathtub to take showers and no one cares when we demand service. we had problems with the maintenance, electricity, internet, pass-cards, shuttle, honestly there is not one thing in here that satisfies me. regret leasing.
